LEAKY HOME FACT
The leaky home scandal exposed the devastating effects of compromised cement-based plasters and light weight claddings…
The cracks began to form in the early 90’s with the growing popularity of ‘Mediterranean’ style homes which incorporated the unfortunate combination of plaster cladding and untreated timber-frames. All houses move, and timber-framed houses shrink and swell as moisture content fluxes in response to daily and seasonal changes in the relative humidity of the atmosphere.
What you might not know
Where the trouble sets in is in the fact that cement-based plasters and rigid cladding sheets cannot flex meaning that cracks can and often do occur at critical joints in the cladding. Since the cladding is directly fixed to the timber framing, cracking generally occurs where the sheets have been joined. Compromised plaster at these junctions provides a direct path for moisture to reach the timber framing of your home.

I live in Auckland and first became involved with SoundHomes after the big flood on 27th January 2023. Due to the flood my internal spouting overflowed into the ceiling of my lounge and caused significant damage. I was advised by the company that repaired my ceiling to contact SoundHomes about any other repairs that maybe required. I made contact with Regan from SoundHomes and he was amazing, easy to communicate with either by phone or e-mail and extremely patient in helping me to understand what was required to be done to my home to prevent further flooding. This resulted in major repairs being completed to the outside of my home e.g. new spouting (replacing the internal spouting with external spouting), installing new soffits, replacing rotten wood, new down pipes and painting various areas around the house. All the workers who were involved in completing this project were absolutely amazing, polite, respectful and diligent. The standard of workmanship was exemplary it could not be faulted in anyway. I cannot thank Regan and Gonzalo enough for everything they did for me to make the journey of repairing my home that much easier for me. I would not hesitate to recommend SoundHomes to anyone. I would give SoundHomes a very definite 100% in everyway. I am a very happy customer who now has a watertight home with no further concerns of it flooding. We had some very large leaks which needed repair, before sale of our home. Sound Homes sent out a great team who were absolutely fantastic to work with. They treated us with courtesy and understanding at all times, wonderful people. The leaks, as always, were more extensive than expected, and yes, the price rose, but with consultation. I would recommend this company and its people any day to anyone. Gail Turner2023-09-02Trustindex verifies that the original source of the review is Google. My home was reclad in cedar timber three years ago. It was stained in an unknown brand by the builder's painters and had patchy areas around the whole house. I contacted Martin Gage at Sound Homes for a quote to initially paint the building. Upon inspection by Martin he took steps to confirm what had been applied including contacting Dulux and Resene several times to ascertain what the original product was. They were unable to confirm the stain originally used. Martin went out of his way to help identify the stain which involved several visits and numerous phone calls to try and find an answer. He initially recommended water blasting and two primers plus two top coats but in view of the past history recommended that we remove the original stain by (crystal blasting) and do an entirely new paint application which involved resealing the timber two undercoats and two top coats. We are absolutely thrilled with the outcome and cannot convey the words to say thank you to Martin for his dedication and advice and to the painters employed to paint the home who were also pleasant and easy to get along with. They were excellent to deal with throughout, both at the sales and construction ends of the job. They were very happy to accommodate my requests and nothing seemed to be a problem. We are very happy with the result and highly recommend SoundHomes. Gina Colcord2023-08-03Trustindex verifies that the original source of the review is Google. Matthew Hart2023-04-28Trustindex verifies that the original source of the review is Google. Sound Homes were absolute lifesavers and did a stunning job. Our house in Auckland developed a leak in the heavy rain in July. We had several contractors come around to assess it, but none of them could give us a straight answer as to what the problem was. Some suggested a flashing issue, some suggested a cladding problem, others suggested it needed the roof re-doing. None of them really inspired any confidence that they knew what the problem was, and none could guarantee they would fix it. Then Regan came around from Sound Homes. He did a thorough inspection, which including cutting into some of the Gib to have a look inside and ascertain the extent of the issue. He then took his findings back to the team, and got back to us with a proposed solution as well as a guarantee that it would fix the leak. The quote was higher than some of the other contractors, but we were impressed with his level of knowledge, as well as his ability to explain what the issue was and the certainty that they could fix it. We were also happy that the quote included everything, and didn't rely on coordinating different contractors e.g. roofers, scaffolders etc. After accepting the job, scaffolding went up quickly, and they wasted no time getting to work. Gonzalo and his team of builders were courteous, efficient, skilled, and left the site in great condition - they were really good at cleaing up after themselves (something other tradies haven't been great at in the past). When they found additional issues, they explained what this meant, and sorted a revised quote to fix it all. Everyone from the team did a great job. The repairs to our cladding were done with care to detail, painting of the house done to a very high standard, and the repair of interior Gib after needing to cut into it was done swiftly with an amazing job done on matching the colour, it's impossible to see where the repair took place! The real test of their work came during the two Auckland floods. While lots of our neighbours experienced big leaks, our house stayed bone dry. Had we not got Sound Homes in, we would have been in loads of trouble. Thanks a million guys!
